Why do I need a pre-purchase building inspection?

A pre-purchase building inspection provides an in-depth breakdown of the condition of the house on the day of inspection. The report provides clear information to enable you, the purchaser, to make an informed decision.

Does my house need a report done before I put it on the market?

Many agents will advise to get a report done before you list the property for sale. It is a great way to be pro-active, identify any issues and fix them before listing it for sale, allowing for a quick and easy purchase when buyers have all the information they need then and there.

What does a building report include?

The report includes photos with written narratives explaining in easy-to-understand terms any defects found. These defects may include general maintenance items, through to bigger issues such as moisture ingress or extensive external repairs. For more detail on what is included click here.

Do you do weathertightness inspections?

Yes. Every building inspection includes non-invasive moisture testing and infrared thermal imaging to provide a picture of any areas that have moisture ingress. Our reports satisfy the lending requirements for banks seeking building and weathertightness reports. If moisture is found then a recommendation of further steps including invasive testing and investigation will be made.

Do you do inspect monolithic cladding homes?

Yes. Kane has extensive experience in assessing monolithic cladding systems in New Plymouth houses.

Do you do test for asbestos?

Yes. If you are concerned about the presence of asbestos we can test for this.

Are appliances, electricity and plumbing tested?

No. During the inspection Kane will test light switches and will comment on the visible condition of plumbing and electrics, but we don't carry out operational testing of appliances or certify electrical or plumbing systems. Please contact an electrician and plumber for a complete professional report on these items.

What is not included in a building report?

LIM reports, building consent checks, valuations, land survey, engineering reports, geotechnical assessments, pest inspections, invasive weathertightness testing, electrical or plumbing certification.

Do you do commercial inspections?

Yes, we can complete any commercial, retail, hospitality buildings, dilapidation reports and due diligence reports.
